Spring Ridge Subdivision is governed by the Homeowners Association and follows Covenants, By-Laws and Rules & Regulations as determined by the Association. These documents can be found in the “Governing Documents” tab on our website. Prospective new residents should review these documents carefully.

 

The subdivision consists of recorded plat maps for homeowner's property pins. Within those property pins are limited common areas and dwelling specifications which are the responsibility of the homeowner to pay taxes on and maintain, except for as specified in the Covenants. The HOA responsibility lies in the Common Area shown on the recorded plat maps for the subdivision. 

 

All residents must carry full Homeowners Replacement Cost coverage on their property at all times. The SRHOA must be named as an additional insured on this Homeowners Replacement Cost coverage policy. Residents are responsible for providing documentation showing this coverage to the HOA at all times. An updated declaration page showing same must be provided to HOA upon any and all renewals or carrier changes. 

 

Board of Directors and Committee Chairs: The Spring Ridge Homeowners Association is governed by a Board of Directors elected by the residents. The Board holds annual meetings open to all residents. The Board also maintains various committees (Architectural, Grounds, Infrastructure) to help with Association administrative projects.

 

Assessments: Our current annual assessment covers all landscaping of common areas, snow removal, sprinkler maintenance, road maintenance, and general maintenance of common areas throughout the year. Until September 2028, basic cable TV and high-speed internet are included in the assessment. Also, the assessment contributes to a reserve fund which the Association maintains for future infrastructure repairs and maintenance. We maintain an automatic check plan for those who wish to pay their assessments in monthly installments instead of annually.
