Spring Ridge Villas:
Spring Ridge Villas, located on the East side of Bloomington, is a friendly and welcoming neighborhood of 149 individually owned homes designed for a carefree and relaxed lifestyle. Near Veteran’s Parkway and adjacent to Hershey Drive, we are conveniently located to retail shopping, restaurants, grocery stores, health care, and the Constitution Trail. We have a robust Homeowner’s Association which takes care of our lawns, landscaping, and snow removal. We are a community of common interest, a place to call home.
 
Spring Ridge Homeowner’s Association (SRHOA):
The community is governed by the Spring Ridge Homeowners Association and follows Covenants, By-Laws and Rules & Regulations as determined by the Association. Copies of these documents can be found in the “Governing Documents” tab on our website so that interested parties (Realtors and Prospective Buyers) can become familiar with these provisions. The Covenants and By-Laws provide the legal framework for our Association, and the Rules & Regulations contain many specific provisions designed to enhance the quality of life at Spring Ridge and to protect the value of Spring Ridge property. Prospective new residents should review these documents carefully.
 
Common Area:
The Covenants provide that residents own their living unit; but that all property outside the perimeter of the living unit is Common Area which is owned, maintained and controlled by the Association, including landscaping. There are further refinements of this, such as Limited Common Areas which are defined and explained by the Covenants. Any change to the exterior appearance of a living unit must have prior approval of the Architectural Control Committee. Insurance:
Residents must carry individual Homeowners Insurance on their unit since they own the entire unit including the roof. The SRHOA must be named as an additional insured on each Homeowner policy which enables the Association to be notified that appropriate coverage is in force. The Association carries appropriate Liability coverage for Association property and activities.
 
Board of Directors and Committee Chairs: The Spring Ridge Homeowners Association is governed by a Board of Directors elected by the residents. The Board holds regular and annual meetings open to all residents and publishes meeting agendas and minutes for each meeting. The Board also maintains various committees (Architectural, Grounds, Hospitality) to help with Association administrative projects.
 
Assessments: Our current annual assessment covers all landscaping of common areas, our nature area maintenance, snow removal, sprinkler maintenance, road maintenance, and general maintenance of common areas throughout the year. It also includes basic cable TV and high-speed internet at a significantly discounted bulk rate for each unit. Also, the assessment contributes to a reserve fund which the Association maintains for future infrastructure repairs and maintenance (streets, sprinklers, common areas, etc.) We maintain an automatic check plan for those who wish to pay their assessments in monthly installments instead of annually.
 
Trash/Recycle Collection: Collection occurs on Monday morning. Trash can be placed out for collection on Sunday evening after 5pm. Blue recycle bins are collected along with the trash every other week.
